BUYER’S NEEDS ANALYSIS
- We help our buyers to get a clear picture of exactly what they are looking for. Whether you are looking for the perfect street to live on -or- you are looking for that next investment property to add to your portfolio. Step one saves us both a lot of time in the long run.
PRE-QUALIFICATION OR PRE-APPROVAL
- Obtaining financing in the form of a loan pre-qualification and / or pre-approval before looking for property to buy may sound backwards, but it absolutely isn’t. (For more on this topic, see our blog). This step is pivotal in making your offer to buy a property much stronger and you will be taken more seriously by sellers if we get this locked down now.
- The good news is, we have trusted loan specialists that we have worked with in the past, that can answer all of your questions and help you through this important step.
NEIGHBORHOOD INFORMATION
- We can, and often do, help our clients with broad neighborhood searches and profiles. This is helpful for clients looking to relocate to a new town -or- a new part of town.
HOME SEARCH
- This is the fun part! We conduct searches and schedule private home tours once we have identified the neighborhood you want to focus your efforts on. We also provide ongoing showings and property updates until we find that perfect property.
MAKE THE OFFER
- After we have toured and compared homes with you, there comes a time when you want to make an offer. We advise our clients on the terms and issues to offer to the seller. This is an important step, and we help make the purchase offer contract easy to understand.
NEGOTIATE TO BUY
- Now it’s time to present your offer to the seller. We’re here for you, to help you negotiate the terms and get you a win-win situation. If you don’t get the terms you need, then we find you another deal.
VENDOR COORDINATION
- If your offer has been accepted and we enter into escrow, now is not the time to relax. There are terms and conditions that must be met in order for the deal to go through smoothly. We are still by your side through this process as we supervise and coordinate the vendor services required to make the deal stick. Vendors can include pest, home, HVAC, roof, chimney inspectors, etc. We identify the best in the business, handle scheduling and access to the property so you don’t have to.
PRE-CLOSING PREPARATION
- Pre-closing consists of us coordinating and supervising the closing document preparation process, scheduling closing appointments and providing our clients with pre-closing consulting. Yes, we are still by your side and guiding you this far along.
CLOSING
- It may not seem like this step will ever arrive for some buyers. But, we’ve been there for you this far and we aren’t about to drop the ball now. This is where we preview closing documents, work closely with escrow officers and resolve any last-minute issues that might delay the deal.
POST-CLOSING
- Time to celebrate! You made it and we were there for you every step of the way. It’s what we do. In the post-closing, we help our clients coordinate moving / relocating and assist with all post-closing issues. Congrats, you made it.
